BestSeal B12 is a modified inorganic-organic copolymer emulsion used to mix with powdered cement to form a waterproofing membrane with an effective dual water-blocking mechanism. BestSeal B12 has high elasticity and crack-bridging (up to 1 mm), good resistance to sun and rain, and lasting durability under harsh weather conditions.

Applications

  • Waterproofing and preventing hairline (crazing) cracks on external wall surfaces (including basement outer walls, tanks, water pipes, etc. before backfilling), balconies, gutters, rooftops, etc.

Application instruction

Surface preparation:

  • The surface to be waterproofed must be clean, hard and solid, and cleaned of oil, grease, dust, moss/mold, excess cement and other impurities, etc.

  • Surface defects (cracks, voids, etc.) must be repaired and patched with suitable dedicated Bestmix repair products (contact the technical support team for advice).

  • Saturate the entire surface with clean water, but do not leave standing puddles on the surface.

Material preparation:

  • The cement must be well-selected, a fine powder, free of lumps and within its shelf life.

Mixing:

  • Pour BestSeal B12 first into a clean container of suitable capacity. Then gradually add the corresponding amount of powdered cement while the mixing blade keeps turning (blade speed 400 ÷ 500 rpm) until the mixture is homogeneous (lump-free).

Application:

  • Use a brush, short-nap roller or pressure spray gun to apply the product evenly over the entire surface to be waterproofed at an average coverage of 1.0 ÷ 1.5 kg of slurry/m²/coat. At least 2 coats should be applied, with the next coat at a perpendicular or diagonal direction to the previous one (if using a brush) after the previous coat has dried.

Notes:

  • The waterproofed surface must be protected from direct rainwater for at least 4 hours from application.

  • The product's allowable working time is 90 minutes from mixing with cement.

  • To adjust the product's shade (gray tone), white cement can be mixed in at a suitable ratio; the higher the white-cement ratio, the lighter (grayer) the waterproofing layer's color.

Cleaning:

  • Clean tools and equipment with clean water immediately after finishing the work and before the material cures.

Safety guidance:

  • BestSeal B12 may cause irritation to sensitive skin on prolonged contact. Wear a mask, gloves and safety goggles when using the product.

  • If splashed into the eyes, nose or mouth, rinse immediately with plenty of clean water several times before going to the nearest medical facility for timely and proper treatment.

  • Dispose of excess product at locations designated by local regulations.
