BestSeal AC404 is a one-component, modified acrylic emulsion waterproofing compound used to form a waterproofing and protective film for both interior and exterior surfaces without changing the material's color.

Applications

  • Forms a waterproofing and protective coating for cement-based surfaces, decorative fired bricks, water-paint surfaces, etc. BestSeal AC404 effectively blocks water ingress from capillary penetration or tiny cracks, while preventing chemical, biological or mechanical-abrasion attack to reduce chalking, dusting, soiling, mold and algae, etc. throughout service under harsh weather. BestSeal AC404 can be applied directly onto concrete, cement render, fiber-cement cladding panels, etc., for factories, warehouses, parking garages, gutters, rooftops, enclosure walls, etc.

  • Mixed directly into water paint to improve the paint film's quality, waterproofing, dust resistance and adhesion, etc.

Application instruction

Surface preparation:

  • The surface to be waterproofed must be dry and free of dust, oil/grease or similar materials.

  • Burrs or spilled cement-mortar patches, etc. must be chipped off and thoroughly cleaned.

  • For highly absorbent and friable surfaces, up to 10% clean water may be added to BestSeal AC404 and stirred well before application.

  • For flat, dense surfaces with medium roughness, no dilution is needed, but at least 2 coats of BestSeal AC404 must be applied after the surface has been cleaned by suitable means.

  • At least two coats of BestSeal AC404 should be applied to ensure absolute waterproofing.

  • When using BestSeal AC404 mixed directly into water paint, add 15 - 20% by weight of the paint for application.

Mixing:

  • The product is pre-mixed; stir or shake it well before use.

Application:

  • Use a brush, short-nap roller or pressure spray gun to apply the product. For high waterproofing effectiveness, ensure the product is distributed evenly with no missed areas.

  • Do not let the product pond on the surface.

Notes:

  • When applying the next coat, work in a diagonal or perpendicular direction relative to the previous coat.

Cleaning:

  • Use water and soap to clean tools immediately after use and before the product cures.

Safety guidance:

  • BestSeal AC404 may cause irritation to sensitive skin on prolonged contact. Wear a mask, gloves and safety goggles when using the product.

  • If splashed into the eyes, nose or mouth, rinse immediately with plenty of clean water several times before going to the nearest medical facility for timely and proper treatment.

  • Dispose of excess product at locations designated by local regulations.
