Applications

BestSeal 500Flex is used to seal connection joints and expansion joints on porous-structured surfaces, as well as for indoor and outdoor construction works, typically such as:

  • Thermal expansion joints and ceiling-penetrating expansion joints.

  • Cracks and floor/wall penetration holes.

  • Industrial concrete floors, indoor and outdoor parking lots.

  • Taxiways, rooftops, runways.

Advantages

  • One component, pre-mixed and easy to apply.

  • Withstands harsh conditions; usable both indoors and outdoors.

  • Non-sagging, no slumping, no air bubbles.

  • Good adhesion to many materials, especially concrete.

  • High elasticity, with movement capability up to 25%.

Application instruction

Surface preparation:

  • The surface must be dry and free of dust; impurities, oil, grease, cement mortar and old paint with poor adhesion that affect sealant bonding must be removed.

  • For unsound substrates, those subject to large deformation, or with high residual moisture content: apply a BestPrimer AC409 primer coat.

  • Note: The primer is intended to extend the life of the joint after it has been sealed. The primer does not replace the substrate cleaning procedure, nor does it improve the strength of the substrate.

Application:

  • Insert backer rod per the joint's technical requirements and apply primer if needed. Load BestSeal 500Flex into a dedicated caulking gun and begin pumping sealant into the joint so that it fully contacts both joint walls. Fill the joint and avoid entrapping air during application. Use masking tape along both sides of the joint while applying BestSeal 500Flex to prevent smearing, and remove the masking tape after finishing (while the sealant is still wet).

Notes:

  • It can be overcoated with common facade paint systems. However, preliminary tests should be carried out to ensure compatibility.

  • The color may change due to contact with chemicals, high temperature or UV; however, the product's properties are not affected.

  • Do not use BestSeal 500Flex to seal glass, bitumen, natural rubber or EPDM rubber surfaces, locations with oil leakage, plastics or solvents capable of dissolving the product.

  • Do not use BestSeal 500Flex to seal swimming pools. It is not suitable for areas with high water pressure or areas submerged in water for long periods. It works well in well-ventilated areas.

  • Do not let BestSeal 500Flex contact isocyanate compounds, solvent-based cleaners, mold-release compounds or solvents.

Cleaning:

  • Use BestThinner SC01 to clean tools immediately after use and before the mixture starts to cure. Once the mixture has cured, use suitable mechanical means to clean the tools.

Safety guidance:

  • BestSeal 500Flex may cause irritation to sensitive skin on prolonged contact. Wear gloves, a mask and safety goggles when using the product.

  • If splashed into the eyes, nose or mouth, rinse immediately with plenty of clean water several times before going to the nearest medical facility for timely and proper treatment.

  • Dispose of the product at locations designated by the local environmental management/protection authority.
